Payment of the deposit constitutes the guests’ acceptance of these terms and conditions.
The guest pays a booking deposit once the booking request has been accepted. The remaining balance is due 30 days prior to arrival. The guest pays 100% of the booking fee if their booking request is made within 30 days of their intended arrival.
The guest pays a refundable damage deposit amount of $500 for Riverdale Retreat. This amount is due 30 days before arrival and is refunded within 7 days after departure.
If a cancellation is caused by the guest, the money paid is not refundable, unless the house is re-let for the entire period. If the property is re-let, the deposit will be refunded, apart from a $50 cancellation fee.
The guest accepts that they are renting The House, The Cottage and The Space.
Guests can enjoy the surrounding gardens and paddock but have no legal rights over it.
This is a working farm and therefore the guest accepts that there might be other people at some point on the property to maintain the gardens.
Guests understands that the property is completely off the grid.
Electricity is solar powered and therefore the guest agree not use electrical appliances that have a heating element, such as hairdryers, as they could blow out the power immediately.
Guests understand that we rely solely on tank water and therefore will use water sparingly. Short showers are appreciated.
Guests understand that Riverdale Retreat has a septic tank system and agree to take reasonable care in ensuring it is not damaged, including not putting anything other than the toilet paper down the toilet.
Sorry, pets are not allowed.
All bedding, linen (placed on the beds) are supplied.
Some toilet paper, hand towels, bath mats and tea towels are supplied.
Guests need to bring their own towels and toiletries.
Please let your caterer/chef know to bring their own knives and large pots and pans.
Arrival: Check-in is from 2pm.
Vehicles are not to be taken beyond the car parking area.
Departure: Check-out is 4pm unless agreed to otherwise by the owner in writing.
Guests are to leave the accommodation in a similar state to its condition on arrival.
We do expect you to clean up any mess you have created.
Please clean and put away all dishes, leaving the kitchen counter as it was when you arrived.
Please make sure all pots and the oven have been thoroughly cleaned.
Please strip the beds and leave the linen by the front door of The House.
Please put any items and furniture back to their original spots.
If you do not do the above, an extra cleaning fee will apply and be deducted from your bond.
Guests must pay for any additional costs incurred during their stay including, but not limited to, any breakage, damage or excess cleaning requirements.
Theft and loss of the guests’ personal property is the guests’ responsibility during their stay.
The number of guests is not to exceed 16 people unless agreed to by the owner in writing. Fees will apply for any extra guests not agreed to by the owners in advance.
Parties and functions are strictly prohibited unless agreed to in advance by the owner in writing. Fees will apply if a party or function that has not been agreed to by the owners in advance is held.
Smoking is prohibited inside the accommodation at any stage. Please make sure doors are closed if smoking outside.
The House and The Cottage are fully furnished, and the guest confirms that all items in the house at the beginning of rental will be there at the end of the rental period.
Outside fires of any type are strictly prohibited.

Riverdale Retreat operates in a CFA protected area and the property will be closed on days the CFA classify as ‘Extreme’ and ‘CODE RED’. The owner will make every attempt to promptly notify all guests of this eventuality should it arise.
If the guests’ stay is cancelled due to ‘Extreme’ or ‘Code Red’ circumstances, the owner will, by agreement with the guests, reschedule the booking to the best date available or refund the full amount paid for the cancelled nights.
In the event of a cancellation or rescheduling of the stay by the owner due ‘Extreme’ or ‘Code Red’ circumstances, the guests agree to hold the owner blameless in the event of loss or damage the guests may incur.
Variations to these terms and conditions may only be made by prior arrangements with the owner in writing.
